Recovery Costs
What

Planning
to renovate?
Be
wise !
Before
you invest... Investigate |
|
Before
spending hard-earned dollars on renovations, it might be very wise
to consider how much these renovations will actually increase the
value of your home.
Unfortunately
what has sentimental value to you, or what was constructed in order
to increase your enjoyment of the home, does not necessarily increase
the value of the home. |

Following
is a guide for potential payback of
common renovations |

So don't build
a swimming pool unless you love swimming yourself. You'll get back
one-sixth of what you paid for it on the average. Actually swimming
pools built on small backyards taking up most of the space, could
have a negative impact on the value of the property.
On the other
hand, if you can paint by yourself, you'll get back many times your investment.

Buyer Turn-Offs
Keep them
in mind when showing your home |
|
 |
Pets...
Ah
those loveable pets |
|
They may be
loveable, but they do create a distraction. Besides some people are allergic
to cats and dogs.
Pets should be
out of the house during a showing. If thats not possible, they should
definitely be out of the way |
|
 |
Loud
Music |
|
Loud music
creates an unwelcome feeling to potential buyers. While some people
like loud music, most people dont. The same thing applies for
the TV. Turn the volume down and play soft music to put buyers into
and create
a buying mood. |

Uncomfortably
Hot Room Temperature |
|
It could be a
real turn-off. On a hot summer day make sure the home is as cool as
possible. Open the windows ahead of time, turn a fan on and in
general make the home as comfortable as possible.
The hotter the
weather outside, the cooler the temperature inside the house should be. |
|
 |
Uncomfortably
Cold Room Temperature |
|
Now, that is a
real turn-off. Actually,
few things
turn buyers off more than a "freezing" house in the winter.
The colder the
weather outside, the warmer the temperature inside the house should
be. On a cold winter day light up the wood stove or the gas
fireplace, whatever you have. You'll enjoy its warmth and at the same
time you'll create that "homey" feeling that buyers are
craving for. Never forget that the vast majority of buyers buy on
emotion, not intellect. |
