Appeal |

important than you think, as it will qualify (or disqualify) your
home for a possible viewing of the interior at a later time. Getting
buyers through the front door is the first step in selling a home. |

Buying Mood |
Create a
buying mood. Make the home warm in winter and cool in the summer and
as bright as possible on a dark and cloudy day by turning on all
lights and opening drapes (in daytime). Light up the fireplace and
play some soft music. |

Well
Maintained |
Make sure your
home is well maintained. Replace burnt out light bulbs, repair leaky
taps, oil squeaky doors, and in general finish all those little jobs
you've putting off. It's normal for prospecting buyers to think that
if minors repairs are not taken care off, serious repairs may have
been overlooked also. |

Clean |
Cleanliness is
of utmost importance. Nobody wants to move into a dirty house. Pay
special attention to the bathrooms. Make sure there is no mildew in
the bathtub and around the shower. Re-grout the tiles if necessary,
just make sure all bathrooms are spotless. |

Of Space |
Buyers want to
get as much house as possible for their buck. Create a perception of
larger space by getting rid of unwanted items and eliminating clutter
in halls and closets. A great time to have a garage sale is before
you put your home on the market, not after you sold it. |

When meeting
buyers be friendly and courteous. Never follow them around the
house as they are viewing it. Answer questions if asked, but keep in
mind that this is not a social call. It's only an inspection. |

the number of potential buyers your home appeals to, the better the
chance of a more profitable sale. "Unique" homes are harder
to sell as they have to draw from a small pool of buyers. |
