If A Buyer Contacts You Directly...
and no other realtor is involved, that would be all the commission you'd pay. If you accept an offer from another realtor, a buyer's agent fee of your choice will apply.

I Will Look After...
the contract, subject removals, obtaining confirmation from the bank guaranteeing the funds to the buyer, collection of deposit etc... things that you normally cannot or are not qualified to do.

You Handle...
day-to-day operations, such as accepting phone calls, confirming showings and showing your home.
