buying a home?
Unless you are
dealing with million dollar contracts on a daily basis, it will be,
by far, the biggest investment you will ever have to make. You could prepare
yourself for your purchase by getting pre-qualified with a
guaranteed rate. It's best to deal with a competent mortgage broker
rather than a bank loan officer.
You worked very
hard to save your money and when the time comes to invest in your
residence, you need to do your homework. Learn about the market and
familiarize yourself with the sale process. Do not blindly accept
what others tell you.

different fee structures.You have two options with me.
FULL
MLS SERVICE...
I do all the work
for less than most other real estate companies. The commission is
4.5% on first $100,000 & 2.5% on balance, or comparable flat
rate. For properties over $600,000 this could be further reduced.
Full service is
offered only for properties in the Fraser Valley Real Estate Board.
BASIC
MLS SERVICE...
for just $695 Flat
Rate (plus $395 on completion)
You do what you
can do (answering phone calls, setting up and confirming showings,
coming to my office to sign documents instead of me coming to you
etc) and I do what you can't or not supposed to do, entering home on
MLS, writing the contract etc).
This is by far the
best alternative if you are thinking of selling your home by yourself
as a For Sale By Owner. I wll enter your home on the MLS, look
after the contract, subject removals, deposit collection etc, and
create a special web page for your home. This service is offered for
properties located anywhere in the Lower Mainland.
If the buyer comes
directly to you, that's all you pay. At the same time you can leave
the door open for another realtor to bring a buyer. If you accept an
offer from another realtor, then you will pay him/her a reasonable
commission as agreed upon by you when you list your property.
